Reservations are not guaranteed until a final confirmation has been issued from the requested property owner. You will be issued a temporary "reference number" by All Seasons Resort Lodging until the reservation has been confirmed by the unit owner.
TAX/RATES:
Until confirmed, rates are subject to change without notice. SALES TAX: Utah 10.45% sales tax will be added to your final invoice.
DEPOSIT POLICY:
A $500 security deposit plus two night lodging is required within 5 working days of reservation request. Reservation is not confirmed until deposit payment is received. The security deposit will be refunded within 5 days of departure, providing no damage is incurred.
PAYMENTS:
Full payment is due 45 days prior to arrival. Bookings made less than 45 days prior to arrival must be paid in full at time of booking.
CANCELLATION POLICY:
Cancellations made 45 days or more before arrival date will be refunded but will incur a $100 handling fee. Cancellations made 45 days or less before arrival date will forfeit entire payment. No refunds will be made for late check-in or early departure, unless previously arranged.

Left in a Bind
I booked this property online via the All Seasons Resort Lodging website on May 27. I did not receive any response until May 29. The initial response was a verbal confirmation from the property owner (via ASR) that I could rent the property with a written confirmation to follow. Within ten minutes, I received another phone call from ASR. The property owner apparently forgot that someone else was staying in the property, although this was not reflected in the rental calendar.
