There’s a moment that happens somewhere around day three of a Park City trip. The mountains feel familiar. You’ve found your coffee spot. You know which gondola line moves faster in the morning. The place stops being a destination and starts feeling like somewhere you actually live. That’s the magic a long term rental in Park City unlocks — and it’s a very different experience than a long weekend in a hotel room.
Whether you’re planning a full ski season, a summer workcation with the mountains as your office, or an extended family escape from the heat of wherever home is, this guide covers everything you need to know. We’ll explain what “long term” actually means in the Park City vacation rental world, walk you through the best neighborhoods for extended stays, give you honest pricing context, and show you how to book with confidence.
We’ve been managing vacation rentals in Park City for over 26 years. We know this mountain town in every season, and we know what makes an extended stay feel like home rather than just a longer hotel stay. Let’s get into it.

What Is a Long Term Rental in Park City? 🏔️
This is the question nobody in the vacation rental industry actually answers — and it matters, because “long term” means something different depending on who’s asking and what they need.
The Three Stay Categories
In the Park City vacation rental market, extended stays generally fall into three distinct buckets:
- Extended Vacation Stay (2–4 weeks): Skiers planning a multi-week run at the mountain, families doing a “workcation,” or remote workers combining productivity with powder. These guests want fully furnished rentals with full kitchens, washer/dryers, fast WiFi, and proximity to lifts or trails. This is the core extended guest we serve at All Seasons Resort Lodging.
- Seasonal Rental (1–3 months): Guests who want the full ski season or a summer-in-the-mountains experience. Often older couples, retired professionals, or remote workers with the flexibility to work from anywhere. They’re comparing furnished condo rentals against homes and weighing price against daily comfort.
- Annual or Multi-Month Lease: People relocating to Park City for work or lifestyle reasons, or professionals on extended assignment. These searchers may end up on real estate platforms, but many begin with vacation rental terminology simply because they don’t know where else to start.
At All Seasons, our long term rentals in Park City, Utah are designed primarily for extended vacation and seasonal stays — fully furnished, professionally managed, and ready the moment you arrive. No landlord hunting, no utility setup, no furniture shopping. Just the mountains.
What “Long Term” Means for Booking and Pricing
Most vacation rental companies in Park City define extended stays as 7 nights or more. Extended stay discounts typically begin at the 7-night mark and deepen further at 28+ nights. It’s also worth knowing that stays of 30 nights or longer may fall under different regulatory and contractual arrangements in Utah — so if you’re planning a truly long haul, it’s worth discussing specifics directly with our reservations team.
Here’s the practical truth: the longer you stay, the more neighborhood and amenity choices matter. A hot tub is a nice bonus for a weekend. For a six-week stay, you need a washer and dryer.
Why Park City for an Extended Stay? 🎿☀️
Park City is one of the few places in the country where an extended stay genuinely gets better the longer you’re there. The mountain reveals itself layer by layer — the trails you didn’t know about, the local coffee shop that becomes your office, the rhythm of a ski town that operates on its own unhurried schedule. Every season has a story worth staying long enough to read.

Best Neighborhoods for Long Term Rentals in Park City, Utah 📍
For a weekend trip, neighborhood is a preference. For a month, it shapes everything about daily life — your commute to the slopes, your grocery run, your morning walk, your sense of belonging to a place. Here’s an honest breakdown of Park City’s best neighborhoods for extended stays.
Canyons Village — Best for Ski-Season Extended Stays ⛷️
If ski-in/ski-out access and a walkable mountain village are your priorities, Canyons Village is the answer. You can step out your door and be loading a gondola in minutes — no car, no shuttle, no waiting. The village itself has restaurants, shops, après-ski, and entertainment within easy walking distance, so you can go days without needing your keys at all. This is genuinely ski-focused living, and it’s hard to replicate anywhere else in Park City.
Our properties in Canyons Village include Apex Residences, LIFT, Sundial Lodge, Vintage on the Strand, and Silverado Lodge, with options ranging from studios to multi-bedroom condos. For dining during your stay, our Canyons Village restaurant guide covers everything from grab-and-go breakfast to sit-down dinners.
Best for: Serious skiers, ski-focused families, guests who want zero car dependency on snow days.
Park City Mountain Village — Best for Ski Access + Main Street Proximity 🏔️
Mountain Village puts you at the base of Park City Mountain Resort’s original base area, with walk-to-lifts access and the Town Lift connecting directly to Historic Main Street. It’s a different energy than Canyons — older, more intimate, and a short free bus ride from the restaurants and nightlife of downtown. For guests who want the ski-first lifestyle but also want to feel like they’re in the heart of town, this is the sweet spot.
Our properties here include The Lodge at Mountain Village, Shadow Ridge, Silver King Hotel, and Edelweiss Haus. The Mountain Village Transit Hub makes getting around town completely car-free.
Best for: Skiers who also want Main Street access, guests who like walkable neighborhoods with character.
Bear Hollow — Best for Families and Groups 🐻
Bear Hollow is Park City’s best-kept secret for extended stays. The spacious 3-5 bedroom townhomes and condos here feel genuinely like homes rather than vacation rentals — vaulted ceilings, full kitchens, private balconies, and enough room for multiple generations to coexist comfortably. The community amenities are exceptional: outdoor pool, multiple hot tubs, clubhouse with fitness center, BBQ areas, a putting green, and one of the best dog parks in Summit County.
Bear Hollow sits at Kimball Junction, directly across from the Redstone shopping center (home to Whole Foods, Smith’s, and 20+ restaurants), and just minutes from the ski resorts by car or free shuttle. The Bear Hollow Village page has our full property selection, including both 3-bedroom and 5-bedroom options.
“Bear Hollow village is a great neighborhood… overall this was a great place for a long term stay.” — Guest review
Best for: Families, large groups, pet owners, remote workers who need space, multi-generational trips.
Kimball Junction — Best for Convenience and Value 🛒
Kimball Junction is Park City’s most practical neighborhood — and for an extended stay, “practical” becomes genuinely important. Everything you need for daily life is here: grocery stores, pharmacies, hardware stores, restaurants, the Outlets at Park City, and direct I-80 access to Salt Lake City. The free shuttle connects Kimball Junction to both ski resort base areas, so you don’t sacrifice mountain access for convenience.
Our Newpark Resort at Kimball Junction offers hotel-style amenities including private hot tubs and mountain views, making it an excellent extended-stay option for couples or small groups who want comfort without the premium price of a slopeside property. See our Kimball Junction restaurant guide for dining options within walking distance.
Best for: Value-conscious guests, frequent travelers, remote workers, shoulder-season visits.
Prospector Square — Best for Quiet Mountain Living 🌲
Prospector Square has the feel of a real Park City neighborhood — residential, unhurried, and genuinely local. The free bus route runs directly through it, connecting you to both resort areas without a car. Coffee shops, hiking trailheads, and local restaurants are all within easy reach. For remote workers or couples who want an extended stay without the hustle of a resort base area, Prospector delivers a slower, more authentic Park City experience at typically lower rates than village-adjacent properties.
Our Carriage House Condos and Prospector Square properties are well-suited to guests who want the mountain lifestyle with a quieter, more local rhythm.
Best for: Remote workers, couples, retirees, shoulder-season stays, guests who prefer a local feel over a resort atmosphere.
Jordanelle / Deer Valley East — Best for Summer and Lakeside Extended Stays 🏔️💧
Jordanelle is one of Park City’s most exciting neighborhoods for extended stays, especially in summer. Sitting on the shores of Jordanelle Reservoir, these properties offer lake views, water sports access, and proximity to the new Deer Valley East Village — the next chapter of Deer Valley’s expansion that will significantly increase the resort’s ski terrain and amenities. In summer, kayaking, paddleboarding, and fishing on the reservoir are right outside your door. In winter, Deer Valley East’s new gondola provides direct ski access.
Our lakeside properties include Mayflower Lakeside Condos and Shores at Stillwater. For families or guests who want a water-forward summer experience alongside mountain access, there’s genuinely nothing else like it in the Park City area.
Best for: Summer families, water sports enthusiasts, Deer Valley skiers, guests seeking a lakeside retreat.
For a full comparison of the two main resort areas, our Mountain Village vs. Canyons Village guide goes deep on the differences.

What to Look for in a Long Term Park City Rental 🏠
Booking an extended stay is a fundamentally different decision than booking a weekend getaway. The things that make a property great for a long weekend and the things that make it livable for three weeks are not the same list. Here’s what actually matters when you’re staying for weeks rather than days.
Must-Have Amenities for Extended Stays ✅
Think of these as non-negotiables for any stay of two weeks or more:
- Full kitchen with quality appliances — Home cooking saves significantly over a month and makes daily life feel normal. Look for real counter space, a proper stove, and a kitchen that’s stocked rather than symbolic.
- In-unit washer and dryer — For a weekend, it doesn’t matter. For two weeks of ski clothes? It’s essential.
- High-speed WiFi — Essential for remote workers and families. All ASRL properties include reliable high-speed internet.
- Garage or covered parking — In winter Park City, clearing snow off a car every morning gets old fast. Covered parking changes the winter morning experience.
- Dedicated workspace or desk area — If you’re working remotely, a proper chair and desk surface matters more than you think after the first week.

Why Professional Management Matters for Long Stays 🤝
There’s a meaningful difference between a professionally managed long term condo rental in Park City and a “by owner” listing, and it shows up quickly during an extended stay. With a professionally managed property, you have a local team available if something goes wrong — a plumbing issue, a maintenance question, a mid-stay supply need. Our team is boots-on-the-ground in Park City, not managing remotely from another state.
For guests searching “park city long term rentals by owner,” we understand the appeal — the perception of fewer middlemen and lower prices. But for a stay of two weeks or more, having a professional team available matters in ways that don’t show up in the nightly rate comparison. Our Lowest Rate Guarantee means you’ll get the best available rate anyway, with full professional support included.
How Much Do Long Term Rentals in Park City Cost? 💰
Park City is a premium mountain destination, and extended stay pricing reflects that reality. Here’s an honest look at what to expect — and how a longer commitment actually works in your financial favor.
| Property Type | Peak Winter (Dec–Mar) | Summer (Jun–Sep) | Shoulder Season |
|---|---|---|---|
| Studio / Hotel Room | $150–$250/night | $100–$180/night | $80–$140/night |
| 1-Bedroom Condo | $200–$350/night | $150–$250/night | $120–$200/night |
| 2-Bedroom Condo | $300–$500/night | $200–$350/night | $150–$280/night |
| 3-Bedroom Home/Condo | $450–$750/night | $300–$500/night | $200–$400/night |
| 4+ Bedroom Home | $600–$1,200/night | $400–$800/night | $280–$550/night |

How to Get the Best Rate on a Long Term Stay 💡
A few strategies that consistently work for guests planning extended Park City stays:
- Book early for ski season. The best properties in Canyons Village and Mountain Village fill by September for the December-March season. Don’t wait.
- Consider shoulder season. April-May and October-November offer dramatic rate reductions — sometimes 40-50% lower than peak ski season — with the same stunning mountain setting and significantly fewer crowds.
- Ask about extended stay discounts directly. Not all discounts are published online. A direct conversation with our reservations team often unlocks long-stay pricing not visible on the booking page.
- Leverage True Blue Perks. Our True Blue Perks program gives returning guests a 10% discount — a meaningful savings on a multi-week stay.
- Check current deals. Our Park City Lodging Deals page is updated regularly with seasonal promotions.
Home cooking during an extended stay also changes the financial math significantly. A fully equipped kitchen means you’re not eating out for every meal across a three-week stay — a savings that can easily offset the premium of a condo with full amenities over a hotel room.
When to Book Your Long Term Park City Rental 📅
Timing matters enormously for extended stays in Park City, and the window for the best properties is shorter than most guests realize.
Ski Season (December–March) — Book by September 🎿
Peak ski season in Park City runs from mid-December through late March, with Christmas/New Year’s and Presidents’ Week representing the highest-demand periods of the year. If you’re planning a multi-week ski stay at a slopeside property — especially in Canyons Village or Mountain Village — booking 3-5 months in advance is not cautious, it’s realistic. The best properties fill by September, and in some cases earlier for holiday weeks. Sundance Film Festival (late January) creates its own demand spike, so if you’re planning around that event, account for it in your booking window.
Summer (June–September) — Book by March ☀️
Summer demand in Park City has grown significantly in recent years, driven by the combination of outdoor recreation, festivals, and the growing remote work segment. The most popular properties still go early — aim to have your summer extended stay booked by March. Flexibility with your exact dates can open options, but don’t assume availability will be waiting for you in May.
Shoulder Season (April–May, October–November) — Best Value Window 🍂
Here’s the insider move: shoulder season in Park City is genuinely magical. Fall — particularly October — brings some of the most stunning scenery of the year, with aspen groves turning gold across the Wasatch Range. Crowds are minimal, restaurants are accessible without a reservation, hiking trails are quiet, and rates are dramatically lower. For remote workers or retirees with flexible schedules, shoulder season extended stays represent some of the best value in mountain travel anywhere in the country. Our Things to Do in Park City guide has ideas for every season.

Frequently Asked Questions About Long Term Rentals in Park City ❓
These are the questions we hear most often from guests planning extended Park City stays.
How long is considered a long term rental in Park City?
Most vacation rental companies define extended stays as 7 nights or more. Stays of 30 nights or longer may fall under different regulatory and contractual arrangements in Utah, so if you’re planning a truly extended visit, it’s worth discussing specifics with our team directly.
Do long term rentals in Park City come furnished?
Yes. All All Seasons Resort Lodging properties are fully furnished with quality furnishings, full kitchens, linens, and everything you need to move in and feel at home immediately.
What neighborhoods are best for long term stays?
Canyons Village and Mountain Village for ski access; Bear Hollow for families and groups; Kimball Junction for convenience and value; Prospector Square for a quieter local feel; and Jordanelle for summer lakeside stays and Deer Valley East access.
Is it cheaper to book a long term rental vs. paying nightly rates?
Extended stay discounts of 10–25% typically apply for stays of 7+ nights, with deeper discounts available for longer commitments. The effective nightly rate improves meaningfully the longer you stay. Add home cooking savings on top and the economics of a furnished rental vs. a hotel become clear.
Can I work remotely from a Park City long term rental?
Absolutely. All ASRL properties include high-speed WiFi. Park City has excellent coffee shop culture, a free transit system that eliminates commute stress, and a mountain lifestyle that makes the balance of work and outdoor time genuinely sustainable for weeks at a stretch.
Are pets allowed in Park City long term rentals?
Select properties are pet-friendly. Bear Hollow is a particularly strong choice for guests traveling with dogs — the community has a dog park on site and a very pet-welcoming environment. Always confirm the specific property’s pet policy before booking.
How far in advance should I book a ski season long term rental?
For peak ski season (December–March), booking 3–5 months in advance is strongly recommended. The best properties — especially ski-in/ski-out options in Canyons Village and Mountain Village — fill by September. Don’t wait until October and expect the same selection.
What’s the difference between a long term lease and a vacation rental for extended stays?
A traditional long term lease involves a landlord-tenant relationship, typically unfurnished, with a lease agreement and utility setup on your end. A vacation rental extended stay is fully furnished and managed professionally — you arrive, everything is ready, and a local team is available if you need anything. For stays under a year, the vacation rental model is almost always the better fit for visitors to Park City.

We love staying at the Silver King! Perfect location, the pool area is amazing, especially in the winter! Our room was filled with thoughtful details to make our stay comfortable…we can’t wait to come back!
Excellent! Excellent! Excellent!
Great place to stay and hosts were very responsive and accommodating. We had a wonderful time, thank you!
Stayed here for over a month and loved it! The team at All Seasons Resort Lodging is fantastic. I highly recommend this place!
Beautifully decorated and furnished townhouse with well appointed kitchen in central location. Also enjoyed workout facility and onsite restaurant.
Excellent venue and very convenient location with many amenities. I highly recommend Quail Run.
place was great, nice layout and everything i needed for 5 guys working in the area
Property was built in the late 1960’s and it’s well maintained. Views are incredible. We stayed for 28 nights.
I really enjoyed my stay at the mayflower lakeside condo. It was very convenient to the two deer valley gondolas. The unit was very clean and spacious and had all of the kitchen amenities one would need. The unit is brand new and was very clean. I would definitely stay here again.
The suite was comfortable, beautifully decorated, and had everything we needed. The location was good, but just far enough from the plaza to be a bit of a tiring walk after a long day. I do recommend hiking down to the Cross of the Martyrs and into town rather than just taking the streets always. The pool area is not fancy, but pretty large and well maintained. Our grandkids enjoyed throwing a frisbee in the gazebo area outside our unit. My one teensy complaint is seeing a few ants and one little mouse. The management did send someone to set traps after that, and we never saw another.
Enjoyed our stay. View is beautiful!
Great place that I have been coming to for 25 years. View of ocean is best ever. Unit is fine but could use some updates of carpet and master bathroom. Service was great with Dillon being particularly helpful and responsive.
This is the perfect place for a walkable Park City experience! 8min walking to lift, grocery and pharmacy walking distance, and bus stop in front to hop into downtown. I loved it! Place was perfect too – just the right size and feel.
Very nice place at Silver King, with everything you need! Very close to the lifts, and nice amenities
Exactly as described
This room was amazing! Super clean, and spacious. Lots of things nearby to walk to. Absolutely loved our stay! Can’t wait to come back!!
Short walk to First Time Lift and busses. Easy parking in garage. Hot tub was hot-104. Didn’t go in the pool but was told it was 97 and saw many people in it.
Delighted with the handy location to Park City skifield. A very well appointed unit and being on the third floor, so easy to walk out the door and across to the ski field. Park City has a superb bus service, which is regular and free, to many locations. We used this to get to Main Street, Deer Valley, Canyons and Kimbell Junction. Fresh Market and Wal Greens were nice and handy also. Would love to stay here again.
Very well stocked apartment with everything we needed in the kitchen. Very clean with an absolutely amazing view of the ocean. Beach was right there. The staff was extremely helpful, including their maintenance man who was on the spot with anything we needed. I highly recommend this apartment.
The unit was perfect for our needs.
Good layout and space in studio with a full kitchen. 10 mins walk to lifts. Quiet, and great value
We stayed at The Silver King Resort for two weeks in July and were sad to leave! The location is perfect and the one-bedroom condo was roomy and very clean and comfortable!
We have stayed in Fort Marcy Condos every time we have visited Santa Fe since 2006. Condos are all different and owned by different owners who each decorate and maintain their own condos. This trip, we asked house cleaning to come over and take care of a little cleanup due to some remaining drywall dust and they were over within 20 minutes and cleaned up nicely. We were impressed with the fast response. You can walk to the square and see the local attractions there such as the Georgia O’Keefe museum, Loretta chapel etc. There is a nice mile paved walking path parallel to Artist/Hyde Park road if you like a morning walk.
Spotless clean on arrival. Fireplace pilot light was out. I called and a nice friendly maintenance guy was there within an hour and got it working. this was on a Saturday evening, fantastic response. Great location, quiet, unit has nice decor, equipped with everything needed, comfortable beds and furniture, good WIFI speed.
unit was spotless at checkin, well equipped, comfortable furniture and beds, good WIFI speed, roomy, big bathrooms, Quiet, loved the garage parking, good location with nearby shops, and restaurants, Short drive to ski areas.
Have frequently stayed here and enjoyed the location
what a great stay, awesome place, would stay again
Walking distance to plaza and other downtown attractions; a few minutes drive from multiple trailheads. Staff is courteous and responsive. Would recommend Fort Marcy Suites without hesitation.
Great Santa Fe vibe in a very convenient location.
Clean and quiet. Well laid out for two travelers wanting two separate spaces.
Super !
The apartment is very nice and we liked the view & easy access. The maintenance man & the housekeeping lady on our departure day were very helpful, “thank you” to them !
What a lovely home in lovely surroundings. I lived in Santa Fe for many years and returning for a Christmas visit was made wonderful by staying at Quail Run. The staff were ever helpful, respectful and delightful. The townhome was just like my old home so I really felt at home!
Everything was great. Very convenient. True ski in ski out
This was great room to stay in. It was close to getting to the slopes yet we didn’t hear the hustle and bustle that you would expect in a high foot traffic area. Everything was as advertised. Check-in was easy, parking was great, overall would love to stay at this place again!
Go Exploring Downtown, Then Come Home to This!
Close to the plaza, quiet at night, great view from the balcony.
