Guests are booking their Presidents’ Day weekend in Park City in October, and the best homes are often gone by Thanksgiving. That surprises most visitors. Hotels can wait until a few weeks out. Vacation rentals cannot.

We manage homes across Park City, so we have the booking data to show you exactly when each holiday closes. Below, you will find the booking window for every major ski period, which neighborhoods fill first, and how group size changes your deadline. We also share one quiet stretch of January that costs 54% less per night than Christmas, with the same open mountain.

📅

MLK Weekend: 69 days out, so book by early November
Quiet January (Jan 3-13): 66 days out, and $235 a night vs. $513 at Christmas

The best Park City homes go first. Knowing your window keeps you ahead of the crowd.

⏰ What Number Do Most Visitors Get Wrong About Booking Park City?

It is 119. That is the average number of days before check-in that Canyons Village rentals are booked for Presidents’ Day weekend. Count back from mid-February and you land in October.

Christmas works the same way. The average booking window is 70 days, so guests lock in Christmas week in mid-October. A visitor who starts looking in early December for Presidents’ Day is arriving after the average booking closed. You can still find a good home. The selection has just narrowed a lot.

This is the most important thing for first-time Park City planners to know. Vacation rentals, especially 4+ bedroom homes in popular neighborhoods, run on a longer clock than hotels. The numbers below come from real 2025 guest behavior, not general advice.

📊 What Are the Booking Windows for Each Park City Holiday?

Here is the full picture, period by period. The “book by” dates show when the average guest had already booked.

Period Avg Booking Window Avg Nightly Rate Practical Deadline
Presidents’ Day (Feb 14-17) 119 days $596 Book by about Oct 18
Full February 81 days $414 Book by mid-November
Christmas (Dec 22-31) 70 days $513 Book by about Oct 13
MLK Weekend (Jan 17-20) 69 days $351 Book by about Nov 8
March 69 days $311 Book by late December
Quiet January (Jan 3-13) 66 days $235 Book by about Nov 8
Spring Break (Mar 15-30) 65 days $256 Book by January
Early December (Dec 1-21) 64 days Lower, early-season terrain More flexible, lower competition
New Year’s (Jan 1-2) 61 days $670 Book by about Nov 1

📋 Data note: Rates are 2-bedroom market averages from 2025 booking data. Booking windows reflect how far ahead guests booked, so treat the deadlines as a guide, not a guarantee.

Three things stand out. First, Presidents’ Day has the longest window of any period, even though its rates are not the highest. That gap shows how fiercely families compete for that one weekend.

Second, New Year’s carries the highest rate at $670 a night but a shorter window. Most guests fold New Year’s into a Christmas week booking they made months earlier.

Third, early December is the one ski window where waiting costs you little. Competition is lower and rates reflect early-season terrain. If you can accept that terrain risk, it is the easy one.

🏔️ Which Park City Neighborhoods Book First?

Traditional Deer Valley books first, at 92 days on average. Sixty-four percent of its ski season nights are reserved more than 60 days out. Deer Valley East books more like a value neighborhood, at just 57 days.

The pattern is clear. Premium neighborhoods fill first, and outlying ones stay open longer. Here is the full 2025 ski season profile, earliest to latest:

Neighborhood Avg Booking Window Booked 60+ Days Out Open Under 30 Days Presidents’ Day Window
Deer Valley (traditional) 92 days 64% 10% 124 days
Main Street / Mountain Village 84 days 60% 7% 120 days
Canyons Village 76 days 52% 11% 119 days
Deer Valley East 57 days 24% 24% 45 days
Jordanelle 56 days 30% 26% 50 days
Prospector 54 days 14% 16% 54 days
Kimball Junction 49 days 7% 9% 62 days

The Presidents’ Day split is the biggest surprise. Traditional Deer Valley lodging books 124 days out for that weekend. Deer Valley East, the newer area near Jordanelle Reservoir, books just 45 days out. It is the same resort with a different entrance, and a 79-day gap in urgency. Deer Valley East has not yet built the long-standing demand of traditional Deer Valley.

Canyons Village shows a 76-day average, which may look short next to its 119-day Presidents’ Day figure. The reason is range. Canyons has many property types at many price points, and lower-demand homes book later. Premium ski-in homes there are still gone months out.

Your deadline depends on the neighborhood you want, not the market average. For Presidents’ Day, Deer Valley and Main Street mean October. Deer Valley East, Prospector, or Kimball Junction mean December can still work.

👨‍👩‍👧‍👦 Does Group Size Change How Early You Need to Book?

Yes, and by a lot. Homes with 5+ bedrooms average 111 days, and only 4% are open within 30 days of arrival. Studios and 1-bedrooms average 44 days, more than 80 days later.

Property Size Avg Booking Window Open Under 30 Days Presidents’ Day Window
5+ bedroom 111 days 4% 136 days
4-bedroom 83 days 9% 113 days
3-bedroom 69 days 12% Not tracked
2-bedroom 59 days 21% Not tracked
Studio / 1-bedroom 44 days 29% 54 days

📋 Data note: 2025 ski season data across Park City neighborhoods.

The logic is simple. There are fewer large homes, so the pool empties faster. A 5-bedroom ski-in home at Canyons Village for Presidents’ Day is a rare find. Studios are plentiful.

On Presidents’ Day, a 5+ bedroom home books 136 days out, which means guests are searching in September. A studio books 54 days out. That 82-day gap is the widest of any property size on the busiest weekend of the season.

Read the two tables together to find your real deadline. Say a group wants a 5-bedroom in traditional Deer Valley for Presidents’ Day. The neighborhood says 124 days. The home size says 136. The larger number wins, so that group’s window closed in September. A couple booking a 1-bedroom in Prospector for MLK Weekend has until early December.

🎿 What Booking Order Do Families Get Wrong Most Often?

Book lodging first, ski school about six weeks before your trip, and lift tickets once your dates are set. Many families put ski school last and then find the best time slots gone.

  • Lodging first. Christmas books about 70 days out, and Presidents’ Day about 119. Reserve as soon as your dates are set. If your child will be in ski school, choose a base first. Mountain Village and Canyons Village each have their own programs, and that choice shapes which neighborhood you search.
  • Ski school about six weeks out. Programs fill 4 to 6 weeks before peak holiday weeks. For Christmas and Presidents’ Day, that makes November your ski school window. Do not wait for December.
  • Lift tickets once dates are confirmed. Buying in advance can save money at Park City Mountain. At Deer Valley, a daily capacity cap means advance purchase is also about access, since day-of tickets are not guaranteed on peak days.

Adults without kids in ski school can keep it simple: lodging first, then lift tickets.

Have a 4th, 5th, or 6th grader? Read our Ski Utah Passport guide before you buy lift tickets for them.

💰 Is There a Quieter, Cheaper Window in the Ski Season?

There is. The stretch from Jan 3 to 13 books about as early as Christmas (66 days vs. 70). It averages $235 a night instead of $513, a 54% drop. The mountain is fully open and the lift lines are shorter.

This window sits between New Year’s (Jan 1-2, the highest rates of the year at $670) and MLK Weekend (Jan 17-20, $351). Neither holiday touches it. The terrain is the same as Christmas week.

The savings change by neighborhood:

  • 🏔️ Canyons Village: $254 a night in the quiet window vs. $535 at Christmas, a 52% drop.
  • 🏘️ Main Street / Mountain Village: $289 a night vs. $454 at Christmas, a 36% drop.

At Main Street, that is $165 less per night, or about $660 over a 4-night stay. That could cover lift tickets for two, a child’s ski school day, and a few nice dinners on Main Street. Our Main Street restaurant guide has ideas.

What you trade is the holiday atmosphere and the full school-break buzz. The skiing is the same. If your dates are flexible, run this math before you commit to a holiday week.

🧭 What If You Are Already “Late” to Book?

Late by the data does not mean out of options. It means the most popular homes in the most popular neighborhoods are gone. Here is a path for each situation.

🎄 Christmas is close

Shift your search to Prospector or Kimball Junction. Their windows run 49 to 54 days, much later than Deer Valley or Main Street. The mountain is the same. Only the address changes.

⛷️ Presidents’ Day, starting in January

Premium ski-in Canyons Village homes are mostly gone. Prospector sits on the free bus route and has a 54-day Presidents’ Day window, so January is not too late there. See how the buses work in our Mountain Village transit hub guide.

📞 Book direct

Our team manages homes in every Park City neighborhood, and we sometimes see availability that does not show up in aggregator searches. Call 888-575-2775 and we will check for you.

🗓️ Flex your dates

The quiet January window has more open inventory than Christmas or Presidents’ Day at every stage of the booking cycle. The mountain is fully open, rates are lower, and the timeline gives you room.

Pivoting to an outlying neighborhood? Our Salt Lake City airport to Park City guide covers how to get around.

✅ The Short Version

  • 📅 Presidents’ Day: Book by mid-October. Average window: 119 days.
  • 🎄 Christmas: Book by mid-October. Average window: 70 days.
  • 🗓️ MLK Weekend: Book by early November.
  • 💰 Quiet January (Jan 3-13): Book by early November, and save 54% a night vs. Christmas.
  • 🏔️ Traditional Deer Valley: 124 days for Presidents’ Day, the earliest neighborhood in Park City.
  • 🏡 5+ bedroom homes: 111 days on average and 136 for Presidents’ Day. Groups of 8 to 12 searching in December are already late.
  • 🎿 Ski school: Book lodging first, then ski school about six weeks out. Do not wait past November.

The guests who leave Park City wishing they had planned differently almost always made one mistake. They booked a vacation rental like a hotel. The timeline is longer, the selection narrows faster, and the best homes do not wait.
